I have another option but the MaxxFan Deluxe Roof Vent w/ 12V Fan # MA00-05301K you were looking has a manual lift requiring you to use the hand knob to open and close the vent and will not be able to be powered by your wall switch.
Instead I recommend the Ventline Ventadome Roof Vent w/12V Fan and Wall Switch # V2119-1-533 which includes a new switch to be able to control the lift and fan, as we do not offer a fan that will power the fan and open the vent with the same switch.
I also recommend the Roof Vent Installation Kit # 344270KITW to make sure you do not have leaks after the install.
I included videos of the products mentioned for you to take a look at.
