If your Dexter EOH brake actuator # K71-651 has not recently been relocated on the trailer to a spot that gets less air flow and you have not installed any new equipment like a tool box that could block air flow to cool it then the most likely cause for the overheating is a clog in the brake lines. This would cause the unit to have to work too hard to push brake fluid through the lines.
Do the brakes still seem to function with the normal braking force you're used to?
If not then a clog is the likely cause. If the trailer's brake lines have not been blown out in a while they may be due for a flush and new brake fluid. If the fluid is not completely clean then this is the first step to take. I linked a video showing the process of bleeding the brake lines.
