It does sound like the motor for your 2007 Georgetown RV's power steps is in need of replacement. I was able to determine from the 725-0023 part number that your existing unit is from Coach Steps, which are made by Lippert. For a replacement motor, you will use the Lippert # LC301695. This 12V motor is a direct replacement for the Lippert Coach Steps and will power the gear assembly that allows the steps to be extended and retracted.
I have attached a short video demonstration on this motor for you to check out.
If you find that the gear also needs to be replaced, you will use part # LC301696.
