It sounds like you currently have an isolator like the Deka # DW08771 installed between your primary and secondary battery on the trailer. If this is the case, then running a 12V wire from the 7-Way connector to the secondary battery positive post should give you exactly what you are looking for.

Yes, electric trailer brakes are submersible. You'd think it would be an issue but most boat trailer manufacturers are now installing electric brakes as they are simpler to use and don't have issues. The trick is sealing off the exposed wire as much as possible with heat shrink like part # DW05449 to insulate it from the water.

Transmission cooler is definitely more important than an engine oil cooler. Most modern vehicles have cooling systems that are very efficient and an engine oil cooler is not needed at all. In some cases they actually will slightly lower oil pressure so they really aren't recommended. Transmission coolers do help a ton to preserve the life of a transmission so we recommend them highly. I have a really great brake controller solution for your 2019 Chevy Suburban. I recommend the Redarc Tow Pro Elite # RED44FR because this is a proportional brake controller like you want that senses the amount of braking you are applying and because of how small of a space it takes up on your dash or center console. A properly rated weight distribution that is set up correctly should eliminate the sag you are experiencing on your 2009 Chevy Suburban. It is possible that the spring bars on your EAZ Lift system are rated too low and thus cannot eliminate the sag.
