If the Fogatti Tankless Water Heater # LSB64FR isn't heating up to the temperature you have the controller set to then you may have a faulty controller. Water demand shouldn't affect the unit how you're describing it. It typically just starts off cold as it clears out what's already in the lines. I recommend checking the power at the controller with a multimeter # PT89ZR to determine if it's receiving enough voltage to properly operate.

If the controller is fine then your unit has some sort of regulator, whether it's gas or electrical, that's not properly working to handle to demand. There aren't replacement parts available for this unit so I would reach out to Fogatti to start a warranty case, if possible, and see what they'll do for you.
