The Demco Trailer Coupler # DM88XR is a channel mount style coupler and would need to connect to a channel like the # DM55342. We offer different channel mounts and versions with the channel built into an actuator so finding the correct part to go with it is going to depend on the style of the trailer tongue. The chart is just giving you the max capacities for different distances when installing the Fulton Fold-Away Coupler Hinge Kit for 3" x 3" Tongue # FHDPB330301.
For me it's easier to ignore the chart, and just use the table on the side. The distances (Max Pivot Length) are simply the distance from the center of the coupler ball back to where the furthest pivot hole will be of the # FHDPB330301. I do not have a spec sheet for the Fulton Fold-Away Coupler Hinge Kit item # FHDPW330300. The 3" x 3" is the internal measurement. This weld on coupler hinge fits a 3" x 3" trailer tongue and has a 5,000 lbs capacity. view full answer...
There can be weight applied to the tow vehicle, so to measure tongue weight for weight distribution at a commercial scale, what you want to do is, with your vehicle and trailer fully loaded like you're headed on a trip, drive on to the scale with all 4 wheels of the truck and record the weight of the truck with the trailer attached.
Then unhook the trailer and jack up the trailer tongue so there is no weight on the hitch ball (make sure that the trailer jack is not on the scale). Record... view full answer...

Total tongue weight is the tongue weight of your fully loaded and ready to tow trailer plus the weight of any cargo behind the rear axle of your tow vehicle. The easiest way to get an accurate tongue weight measurement is with a tongue weight scale like item # e99044 but there are other methods outlined in the included help article I linked below.

I wouldn't worry about adding anything to the front. The only reason you would want to add the Coil SumoSprings item # CSS-1125 to the front of your 2018 Crosstrek is if you had a front hitch or weight pushing down directly on your front axle.

I googled the grease seal number you mentioned and I did find some options online but when I looked up the size it wasn't one that we carry a suitable replacement for.
For a coupler solution though you could use the Dexter part # T1607500 which you'd want to weld to the top of your trailer frame. It was not designed to fit over a frame channel so your width being wider than usual wouldn't be a factor. view full answer...

The Fastway e2 Weight Distribution w/ 2-Point Sway Control # FA92-00-0450 has a tongue weight range of 200lbs - 450lbs so you'd be right around the middle of the capacity when loaded, making this a great choice. This doesn't come with a hitch ball so you'll need either a 2" ball # 40038 or 2-5/16" hitch ball # C40005 depending on your coupler size.
