There really isn't a set ground clearance, the underside of the housing will sit 14-1/2 inches lower than the top of the mounting flanges as shown in the provided photo. If you measure 14-1/2 inches downward from where you'll mount the steps, you'll know exactly where the underside of the steps will sit in relation to everything else on the RV undercarriage.

I reached out to Demco to get the bolt hole spacing on the Demco Channel Tongue Trailer Coupler # DM13203-52. The bolt holes measure 3/4 in from the top of of the coupler to the center of the hole. This is the same measurement for the distance from the bottom of the coupler to the center of the lower bolt hole. I have attached a photo showing these measurements.

You're correct that the pin weight of your trailer is going to take away from the payload capacity, since that weight is going to be over or slightly forward of the rear axle of your truck and also correct that it is typically around 18- 20% of the GVWR of the trailer. I spoke with my contact at Swagman and she informed me that at the highest point out on the rack, it will be 8 inches above the hitch pin hole when the masts are folded down. You will want to measure the distance from the center of the hitch pin up to see how much clearance you have for your door to open.
