HOW TO DETERMINE and ORDER APPROPRIATE MOTOR ???

There's a few ways to do it. If you can get the number off of the motor on the step that can help identify what it is. If you can determine what series step it is that helps too. Pictures of the motor and step will help a lot. There are several styles of steps and some have different generations so the key is determining what step you have, what version of it you have and then selecting the replacement motor based on that.
So the step you referenced is the Lippert Kwikee 28 Series part # LC3747451 so if this is what you had and it was the current generation you'd want the part # LC379769 as a replacement motor kit.
