Typically the situation you are describing is characteristic of a leak in line, a low BTU rating on the regulator, or an empty tank. If you filled your tank recently, and your regulator has the correct BTU rating, then you will want to check your hose lines for any indication of a leak. The wrong regulator would not offer the right amount of pressure for the appliances. If you are still unable to find a leak I recommend you take your trailer to a local qualified trailer service shop to check for leaks.
We do offer a propane cylinder with gas gauge and leak detector # CAM59023, that can show you the pressure you have in your lines to indicate if there is a leak.
I have linked the item to this page for your convenience.
